The legal minimum
All Victorian real estate workers are covered by the Real Estate Industry Award 2020. New entrants working as an Agent's Representative fall under Level 2. That sets the floor at $1,068 per week, roughly $55,500 per year before super. Every employer must meet it, regardless of what the job ad says.
What entry-level roles in Victoria actually pay
Across Victorian listings reviewed in June 2026, the market sits here for each entry path:
- Sales: $50,000-$70,000 base plus commission. Commission arrives 3-9 months after you start.
- Property management: $65,000-$75,000 salary, no variable component. Pay starts day one.
- Admin: $60,000-$75,000 salary, Monday to Friday. The most predictable entry path.
None of the listings we reviewed were commission only from day one. If an agency offers that arrangement, it sits outside what the Award allows for new entrants.

The thing nobody puts in the listing
Commission is paid after a property settles, not when a contract is signed. Melbourne listing cycles run longer than most other capitals. From starting work to first commission payout: prospecting, securing a listing, the marketing campaign, contract exchange, then a 30-60 day settlement. On the sales track, plan for 4-9 months on base salary only before your first commission arrives.
Three to six months of savings on top of your salary is the difference between someone who builds patiently and someone who panics in month five. Property management has no equivalent gap. Salary from day one.
In year two, commission-only agents must clear $69,634 in gross commission annually or the agency has to move them to salary or end the role. That's when the market sorts out who is actually building a pipeline.
